Ready? Set...! Multiple Offers AGAIN?!?!?

Dear Buyer To Be,

The latest news from the real estate front indicates a host of shoppers converging on newly listed homes, mostly bank-owned or "REO", making multiple, sometimes above-asking-price offers.

Believe it or not, we're seeing properties receive more than one offer, especially when the bank takes them back as an REO. What can you do to enhance your position among the throng of offers?

- Work with a real estate professional. As your agent, my responsibility is to keep your offers viable with respect to all others a property will receive taking into account your needs and wants on how to proceed.
- Get pre-approved.  Have you been pre-approved for a loan now that lending criteria is significantly tighter?  Have you updated your pre-approval within the last 30 days?  Do you have your 10% down payment needed for almost all loans these days?
- Sell first. Selling first enhances your position in a multiple offer situation because you may make non-contingent offers.
- Be prepared to make a quick offer not a hasty one. This doesn’t mean you should make a snap decision. Just remember, that oftentimes, your first reaction is the right reaction based upon my providing you all the information necessary to make an informed decision.
- Be flexible. If you find yourself in a multiple offer situation, be flexible in how you handle each step in the process.
